How Patio handles your data

What Patio does with your brokerage’s calls, texts, clients and payments — only what we can show in how the product is built, in plain words.

Every call says it is recorded

Calls through Patio are recorded, and every caller hears this at the start of the call: “Just so you know, this call may be recorded for quality and follow-up.”

Your do-not-call list is checked before every text and call

Before Patio sends a text or places a call, it checks your brokerage’s do-not-call list — every number that has replied STOP, and every number your team has marked. A number on the list is refused. If the list cannot be read, nothing is sent. This is your brokerage’s own list; Patio does not check the National Do Not Call Registry.

Every connection is encrypted

Every connection to runpatio.com uses HTTPS, and browsers are told never to connect without it (HTTP Strict Transport Security, for a year at a time). The keys Patio holds for dotloop are encrypted by Patio itself before they are stored (AES-256-GCM).

Where your data lives, and who runs it

Your data is stored in Patio’s database on Supabase, in Amazon Web Services’ us-east-1 region (Northern Virginia, United States). The website and app are served by Vercel, card payments are handled by Stripe, and phone calls and text messages are carried by Twilio. Transcription and Patio’s AI features use other service providers under contract, as the Privacy Policy describes.

Your data is not for sale

From Patio’s Privacy Policy: “We do not sell your personal information.” and “We do not sell your data to train third-party foundation models.” For text messaging: “No mobile information will be shared with third parties or affiliates for marketing or promotional purposes.”

Important changes are logged

Admin actions, consent records, acceptances of Patio’s terms, billing changes and cancellations are written to an audit log that only Patio’s servers can read. Account deletions are logged separately, with the email address stored only as a one-way hash.

Social posts are checked for Fair Housing wording

Before a social post is scheduled or published — an agent’s own or a team campaign’s — Patio checks its wording against Fair Housing rules, and a post that fails the check is not published.

TCPA training for your agents

Patio includes TCPA training for agents. Each agent’s acknowledgement is recorded, and the office manager can see who has finished it.

Patio never stores your card number

Card details are entered into Stripe’s own secure form and handled by Stripe. Patio never sees or stores your card number — only the card brand and last four digits that Stripe sends back, so you can tell which card is on file.
